If he was a landlord for 30 years AND he needs to move in with a roommate to make ends meet AND he gives you lip about paying an application fee (which is what he's doing) AND he sucks at computers to the point where he trusts screenshots to convince others about things like credit AND he's starting off a landlord-tenant relationship like this, he has a much bigger problem than his attitude.

.😆    OK now I am blushing.. but thank you for the kind words keep in mind there are plenty of other great investors on BP.. and i am far from perfect I have my dud's or misjudge someone  etc.. 

I used to be very tight lipped about all this but I'm selling everything to go to law school (I got my LSATs back last week and surprisingly did alright) so I don't care anymore about what people know.

Let @Karen Margrave give you a little help on the zoning and other issues.My first blush is if this is in Santa Clara county.. and the price is what he is asking then there is probably some hair on this deal...

The driveway comes up to the driveway, and there is a lip of about 1" up into the garage.  

Expect to get a pig with lip stick on it, not replacement of all major components, expect to over pay for it, expect much higher tenant vacancy rates than they quote, expect much higher repairs, replacements, and turnover costs/damages than any projections will show, expect no appreciation.....see a trend?

I bought one apartment building in a C-/D+ area, and it doesn't matter how much lip stick I put on it... it is still a pig!

I only do the granite lip backsplash (no tile, unless it’s a high end rental). 

@Lip Weiss Unless you know JC  with your eyes closed, it will be very challenging to find a good deal.
