This is a lesson learned for me - I know to look for "missing" rooms for this now but I do feel that there was responsibility on your part as well.

The input you are receiving from this wholesaler is garbage. 

He's selling real estate education, from the looks of his website.  

This may sound harsh, but I would actually put this on the tenant to get his rent payment back.
