Thanks @Jim Keller, but I was wasn't targeting bankruptcy, I just don't know how to handle a seller that is about to file bankruptcy or has already filed bankruptcy.

I know that Keller Williams encourages brand building and I have seen plenty of for sale signs that you have to really look to find the KW logo, but I don't know if they or other brokers draw the line at incorporating.  

I also prefer working with Keller Williams realtors because their training is so good.  

Having been with an independent broker, a large unnamed national franchise and Keller Williams realty, KW wins the training hands down.  

I do believe in keeping my focus on 1 thing just like Gary Keller's book teaches, and I believe I am close to honing in on what I want to do but I am still undecided.
