County of los Angeles up to 4 months. as far as shells compared to wood, wood will always outlast sheds plus it retains its value on Zillow and Redfin (ill share with you a posting i have were cheap material compared to great material can make a $100K difference.) 

If i do ill try to pay it off and add it to the list of rentals that i will hopefully own,  but I really want this flip to go through so I can make  a lump sum to move forward in finishing my property i already paid off, and pay off a second. 

The idea in mind:Saving 100k in the next few years while living at home, paying off their mortage, leaving retirement a better possibilty for them as well as mentally relieving them from some of lifes stresses, and then ofcourse when they pass Ill get a higher percentage on the will and gain the appreciation.100k ÷ 170k .. is around 59% Id recieve of the final selling price.. ( The house has been valued at 500k)And then the 70k would be split 50/50 between my sister and I.
