It is important to find something that was properly maintained, with modern plumbing, electrical and roofing. 

You’re likely not hitting 500 hours (one of the tests) so you’re relying on the 100+ hour and more than anyone else’s time or substantially all the time in the activity.

This is because I'm concerned that even though the things in the house I can see look great things like the electrical, plumbing, or the foundation may need major repair if not immediately relatively soon. 

I will tell you he did a great job because very little interior re-work was required - but it was a substantial hit to the Reno budget!

Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k and in great residential location!
