I won’t pretend to be an expert by any means as I have only been at this for 4 years and have 5 properties, but I thought it could be helpful to share actual numbers and different ways to look at them.

There’s so much to learn here, and I’m sure you’ll find it incredibly helpful.

This criteria is for 1-4 and 5-8 unit programs.

There are many ways to go about this, but one of the cheapest is to look on Google maps for buildings that look like 4-plexes.

This year I have yet to close a deal and have lost a few deals over 10K. 

This allows you to participate from the comfort of your own home while still networking and learning.

There are some very aggressive investors that refi into interest only products to free up even more cash in the short term - this can be much more risky though, so not recommended if you are not very experienced and have large reserves.

After investing in 30+ rentals and helping tons of folks get started, I can tell you—you’re in a great spot.
