@Mitchlyn Davis First you need to decide if you want to DIY or hire a contractor for the installation.

In the lease option business, I would be licensed, whether Property is located in WV or FLA.Then I would look for home seller problems, such as expireds, cancelleds, long days on the market, eviction court with DIY Prop Mgrs, etc.Also wholesalers that have leads with little equity.If you are in the "solving problems for sellers" pretty houses with little equity is a good niche. 

I haven't used the rustoleum kits but I have heard good things.

Some old park owners pile expenses from other businesses to reduce NOI to reduce income which reduces taxes.You need to buy the 30 day due dilligence kit from Frank and Dave at mobilehomeuniversity.com.The sellers (and or broker) are idiots taking raw income dividing by 0.1 (10 cap) to arrive at asking price!!!

A small time operator, DIY guy, with a W2, if you had it back on the market within 90 days I would say you would be doing pretty well.
