@Elena Scott you are obviously dealing with Class C/D tenants that don't care about their credit or legal ramifications.

It's vitally important to know who you are working with, and have the history of the players involved.

I generally look for those regions between A/B and C/D markets.

If you have a class C/D property in a less desirable location you shouldn't ask for the same screening criteria for a class A/B property in a great location.

I personally am local to and invest in Canton, primarily small multifamily in C/D class neighborhoods with good cash flow.
