Honestly I would say just try it out for 1-2 months and if its not creating a huge difference then just cut it off.

Furthermore  once the 1031 intermediary get their cut and you also pay two sets of closing costs ( buyers now have to pay closing costs in some states ) as opposed to just one closing cost ( if not doing the 1031) it might be a “half a dozen vs 6 of the other “ scenario .Also one of the turn offs to the 1031 exchange is the interest rate will be much higher with todays rates especially since we would have to get an investment property loan which are higher than “ primary residence “ loans ..Will probably lower the rent asap ( have one more showing ) and then put it on the market .Thanks for the great advice Christian 

However, I agree it’s better to just cut the losses now and learn from this crazy experience.

I am not sure if the company as a whole is cutting corners to "maximize profit," detached from the concerns of property managers, etc., but the quality of its service evinces a deep disregard for customer satisfaction.

People believe they can short cut this by utilizing search engine marketing (SEM), which is paid for search results.  

Hello Cleveland Investors and Landlords,What do you think is an affordable price for getting your grass cut monthly by mowing/landscaping services?

They may need to cut open the wall to dry it out and prevent mold growth.

Cut through the people that can't afford it and get serious buyers only.  

If you set out to do the items I shared regularly you will actually cut down on liability and if a liability event occurs you will be far better prepared.

I also do post to local neighborhood groups on Facebook periodically but recently have cut down on my social media dramatically (too much drama, arguing, and general hatred towards one another.)That said, when you meet someone for the first time and they say, "What do you do for a living" I've (finally) pivoted to say, "I own a small real estate business" first (instead of after talking about my W2.)
