Terrible first deal.Here in California, at least the Bay Area, a seller wouldnt even consider an offer if it wasnt accompanied by a fully underwritten preapproval.

I have now seen several listings completely taken down.I’m not watching this from a bird’s eye view. 

I have attended Rare Bird once and thought the content was great.

Of course I've skimmed over all of the micro-steps relating to the above but from a birds eye view, this is it.

While opportunity costs can be a separate discussion, if you have a bird in the hand that hits all your specs, then it'd be silly to pass on it because of a pseudo-rule that someone else created.
