You will hit a place as uncomfortable and uncertain as you are now in RE (I guarantee it).

It has also taught me that one source of income, especially commission based, is scary, uncertain and not enough.

It's uncertain when it will happen, but overspending is human nature for the average person.

Sounds like you are uncertain if to ride the Seattle appreciation wave so to speak or cash in and move into CF'ing markets.. perhaps there should be an RE game between the Seahawks and the Rams, Rams may finally win a game.

Balancing legislation with investing and natural disasters is an interesting act

They pass legislation that "forces" cities to build more housing by relaxing zoning laws.

The reality is in some cities is that  it is easier to be homeless, the legislation in the area and the climate make these locations support a homeless population more readily then say the midwest.

You might expect more legislation of this nature in the future among other aggressive states.Any other questions?
