This is so risky and dumb but I’m not going to lie I have done it and many people have used these strategies to get rich but in all reality it’s extremely high risk and ruins many people financially.  

@Jeff ByrneI had a similar experience where family would tell me horror stories of people they knew getting burned by renters ruining their properties.

There are alot of millionaires from real estate but there are alot more people finacially ruin from it.

I don't want to be greedy and ruin tenants' lives, but I also need to consider the best most-practical way to do business.

Work with good people running solid operations, then think about the market you prefer to be in.A weak operator will ruin the best deals in the best markets, I now look more deeply into who I’m doing business with, rather than where.

The downtown area of the city is flooded with homeless addicts, panhandling, breaking into cars, ruining the city for its responsible, tax-paying inhabitants.  

I stopped it on time and avoided them ruining my business).

In fact, I think most folks prefer the look and like @Andrew C Hammes mentioned, appliances don't typically become ruined too often. 

I wouldn't let these criminals (they are stealing) ruin any more of my health or mood.I had a tenant that literally ripped my entire house and stole everything...

And property tax's are about 1/3 of what they are in  Texas so when you run all the numbers cash flow can be HIGHER in Vegas  especially when you consider NO thunderstorms bad clay soil ruining your foundations etc..
