Presumably, you'd need somewhere to live anyway, so it takes care of that while only sacrificing 25% of cash flow which is more than offset by not having to pay rent or another mortgage.Also, you can potentially get in with a much lower down payment, saving that capital for repairs or the next investment.

Presumably the rule that most SFR lots can now accomodate 2 ADU's  in addition to primary home (either 1 DADU and one ADU or 2 ADUs) and owner occupancy is no longer required.
