Then again, maybe that's the motivation needed to keep them from ruining your property.

Also if theirs leaks they're less likely to fix ruining the floor.   

RE investing is mostly boring when it goes well, stressful as hell when sh*t starts going wrong, and can result in financial ruin if the investment sours because of the leverage involved. 

I did keep half her deposit after helping the father of her children load their stuff and depart because she had taken every curtain blind in the basement and threw them outside and they got wet and ruined.
