I guess what I was thinking is if I'm getting (for easy numbers) $1000/month in rent and mortgage is $500 should i take some or all of the extra cash flow and pay more on mortgage or not?

Most of my comments on this thread are intended to be general comments towards the idea of paying for mentorship or coaching and not meant to be taken and applied to a specific guru/education/coaching/mentoring program.I just don’t like it when people give blanket statements like mentorship or coaching or all guru programs are scams.

These costs eat up the profit margin for the lender when they have to sell the property, so, as @Danté Belmonte pointed out, these deals are often not worth the time spent or the risk involved from the lender's point of view.Here are some additional places that you can look to find lenders that may be able to help assist you (forgive me if you've already tried some or all of these);- The ‘Network’ tab on BiggerPockets has a hard money lenders tab, and you can search by state.- Local meetups- Speaking with local realtors- Speaking with title companiesAdditionally, speaking with investors who focus on lower-value properties can be helpful.
