I'd follow up any conversation with an email or written letter summarizing the interaction, some written proof of the dispute and attempts to resolve it in case they do file a lien. 

* What do you do to ensure that the tenant is responsible for security deposit disputes since that is the largest reason for owner lawsuits* How familiar are you with the newly changed laws that can affect you the owner if they are not used correctly?.

All of this and more was recorded on my CallRail account, so there is no way that they can dispute any of this if this becomes a legal matter.My concern is that I have spent thousands of dollars to find these motivated sellers and this answering service is not consistently treating them professionally and with respect.

I assume this is a domestic dispute and need the attention of authorities.

I do believe in working with people first to come up with an resolution that benefits both parties when possible. 

I disputed and they reduced back down to $312k(less than the $324k it was assessed for when I bought it).

They're simply there to enforce the eviction, and you have it documented (rather than some hand-written agreement on the side with your tenants that could easily be disputed if your tenants really wanted to).When going through an eviction, you should get to know all the steps ahead of time so that you're prepared.
