I end up figuring 9%-10% to cover commissions, seller concessions and closing cost when I do my budget, this way I'm covered for a worst case scenario.You can also ask your agent for a sample Net Sheet to be sure you haven't forgot any other cost.

I just had a water test come back bad because the sample was taken wrong... even though we all know the water is good, I need to send out notices, test several times per month... etc... it is a REAL PAIN.

If that confuses you, here's some sample numbers:Purchase Price $200KRehab $50KPost-Rehab Value of Property $325K (per the appraisal)Lender will loan up to 65% of $325K, or $211.25KYou will have to come up with the difference needed (250K-211.25K = $38.75K).After you have the house rehabbed and have waited about 4-6 mths, you can request a refinance through a conventional 30-year lender.The hard money lender will want high fees and rates for this temporary loan, with a rate of perhaps 12% and an upfront fee of 4% of the total $211.25K they will be lending you.
