Long term (10+ years) I expect San Diego RE to exceed CPI (it always has).it is my view this is a time to be more cautious investing in RE.  

As many have mentioned, Columbia is a great cashflow market, but be cautious of the taxes. 

Also, I would be cautious if the loan is due if you were to lose your job or no longer work with the employer the 401k is set up with.It is possible to invest with a 401k loan and is a creative/beneficial way to finance when the terms are favorable! 

I'm not so cynical as to believe that's always the case, but I have had a not-so-great partnership experience in real estate, so I am naturally cautious about entering into a business partnership.

I really am not trying to be "that" neighbor this guy has just done a few things that I won't detail that have made me shake my head and I want to proceed cautiously here. 

I am moving forward more cautiously and with legal representation.  

I started very slow and cautiously and am only now feeling ready to pick up the pace.  

That is REALLY Cautious in my opinion though. 

I'm cautious when analyzing deals - I've heard the 1% rule, 7% CoC return, and just spoke to a trusted friend who advised me to think primarily about finding deals below market value. 

I am cautiously optimistic about what the future holds for Hilton Head Island.
