I agree with the other posts that you need to assemble a competent and trustworthy team that is interested in advising you long term, not selling you on something they have in their pipeline per se.

Cordova is a great rental area but also Bartlett, East Memphis, Col Acres, SE Memphis, Fox Meadows, Berclair, Some parts of Raleigh are some really good areas.

It doesn't seem from what you described that a registration with the SEC would be necessary per se -- especially if they are accredited.
