My observation is that the good neighborhoods have been growing.

I set up my BP profile a couple months ago and have been a silent observer so far.I only became interested in real estate investing about a year ago when I began researching the business models of self storage facilities.

IMO, you are better off using an IRR (Internal Rate of Return) calculation as the best method to figure out what your actual return is opposed to yield, which may only be a portion of the return and can be distorted depending on the year or period the calculation is observed.

From my personal observation, the areas around Glassboro are seeing growth. 

@Steven Fishoff - I can only offer my observation that both the down payment and interest rate is far below what I see.

From my observations driving around, houses are not selling fast.
