I used to use a local realty here but she stopped doing it. 

It's. of the 25% down, I'd find at least 15% with Realty Shares funding the other 10% of the downpayment or so.

Do not hold open houses on stale over priced listings.I'd recommend you associate with a Realty co that has lots of listings in the area you want to specialize and find agents that have lots of listings that you can hold open house on their listings until you get your own.

There's are a couple large gated communities over in that direction and a town home development by Magnolia that recently went up.

If an agent sets up a search for you, or you're going through the frontend portal on the realty's website, are there any limitations through this access alone vs. having direct MLS access?

I finally got a hold of the realty company that is managing the property for the bank, and I need help on how to proceed.

Looking at Zip Realty however it shows a much more drastic price difference, which I never saw when checking recently sold on zillow.
