Prices and rents have moved a lot here in western Montana.

depends on the market"....that being said, my area of western NY probably represents the smaller markets that Institutional Investors would look at and I spoke with someone just today that represents a buyer.  

I closed the door and said to my wife "that guy is crazy" LOLIt's not just first world problem, I would be more specific "It's western world problem, baby boomer generation self entitlement selfish thingy" and just laughing.

I'd also recommend expanding your search beyond the western suburbs.

Now this isn't as true close to Amazon's HQ2, but moving just a bit west (western Fairfax County, Loudoun County), there are still some places sitting on the market.

It makes sense though, look at the massive expansions colleges are doing around town:Case Western Developing Innovation CenterCleveland Clinic, Case Western Reserve University plans for medical education hub expandCleveland State University - Master Plan (Multi-Billion Dollar Expansion)These are just a few small examples, lets face it things are electric in Cleveland, Ohio today.

Of course that will never happen but how you got to where you are in a western democracy is quite incredible.
