It is a lot of trial and error, and an algorithm can only provide an overview.

I'm in the trial and error phase I guess...I'd also like some feedback from you and other BP peeps who manage multiple projects. 

Have not seen it mentioned yet, but have been trialing zInspector for tracking basic move-in/out inspections, but it is admittedly focused on just point-in-time snapshots where I am increasingly looking at an moving from inspection to actual cost estimator and a means to share with contractors to compare bids.

Best way to acquire properties....trial and error + relationship building.

The bamboo looks nicer, but had a lot more issues (probably due to how it was installed).When the wood started to shift naturally due to variations in temperature and humidity, cracks between joints started becoming more pronounced.

I trialed a ton of the solutions, found BookingAutomation/Beds24 to be the most feature complete, but Porter as the best compromise in ease of use, price, and features. 

Stay hungry and driven, hardship, trials, discomfort is all going to be the obstacles (I face them still at 30+) but know your determination will conquer all.
