From experience, this is what I see from this deal...this is just trying to explain some things to someone new getting into this:The NOI of the NNN retail building is $17k+ which translated to the low 4% CAP which means you would most likely have to pay cash and or put a significant amount down to get it financed and have it pencil out.The tenant strength is very important.

Sure, the COCR may be through the roof -- but it is not going to materially alter my life, and will prove more of a headache than the returns on worth.Personally, I look at COCR but have a minimum threshold of annual cash flow per door.Start with the videos Brandon puts out, continually reflect is what important to you then adjust your analysis accordingly!

Most of these are in rough areas, so the renters you'll get will cause some issues - this translates to significant additional expense, which their numbers do not account for.

It certainly wouldn't hurt to let granny know that there are some risks, but then again I wouldn't be asking for an investment of funds that if lost would significantly alter their life.

Also permits are usually required whenever there is structural alteration to a building to ensure that it is being built to updated standards and reviewed by an inspector.
