If your sister and "friend" wish to continue and feel there's value they should do so on their own dime and perhaps help support you a bit as it sounds like you're the one in a bad situation right now!

Walking into a job site and taking extensive notes to draw you up an itemized proposal takes quite abit of time to do for a job hes probably gonna get nickle and dimed to death for.

As a LO, the charity case client who wants to nickle and dime me over paperwork isn't going to close anyways, and so isn't worth working with.... sorry, but that's the reality. 

Nickle and diming tenants around here will get you high turnover or worse tenants.
