I know they have come a long way with re-facing their down town, especially down Euclid, but I've been curious to see how the successes in 2016 may help improve Cleveland as a family destination option.

If it were me, I'd be looking at markets where: 1-homes stay on the market for less than 50 days 2-you can still get 1% rule3-there is a notable hipster scene 4-is also a decent tourist destination 5-inventory can't keep up with demand so absorption rate is > 20%

They basically cruise around the MLS looking for something at 95% of market value and then call it a great deal.

I've seen plenty of landlords with one or two properties cruise by for years with no issues, barely making a dime waiting for it to be paid for. 

In the Houston area (not a vacation destination), most of these appear to have long term residents living in them, more like a mobile home park.

I have been visiting the Florida Panhandle (Destin, Sandestin, 30A, etc.) my whole life as we have family there and it is a good driveable distance for us to travel.  

We are in an economy where we hit a button and get picked up by some stranger and taken to our destination.
