And if you're wanting passive positions you can 1031 into a DST or TIC syndicated property.Or you could purchase and 1031 property as simple Tenants in common as individuals or as entities or as any combination of entity and individualAny syndication (as a tax reporting entity) can do exchanges if the right replacement is available and if the financing and payout structure will accommodate.

However, if you are dealing with the brokerage arm of one of the Big-5 - or any bank-owned brokerage ... which is most of them ... they are not really all that keen on you holding your own mortgage and will have their own restrictions on what they will "accommodate" as the custodian/servicer of the mortgage  - this may very well bring you back to the 5-year term at no more than the benchmark rate.

To all in MA area:Subsidized voucher tenants are great for income and majority of them are great people who look after the property and let others enjoy it peacefully too.However, I heard that sometimes, someone who is not supposed to be living with the tenant, a boyfriend, girlfriend, just another relative, etc moves in with the tenant and starts creating trouble for other tenants and hence for the landlord too, by trashing the common area of the place.If we were to get a new tenant applicant with subsidiezed voucher, do landlords have any option, to treat them like other applicants, and, check their Credit History, Rental History and how clean they kept their previous accommodation or any other item that can be legal grounds to keep looking for more suitable tenant or should just accept to rent them because they came with the HA voucher ?
