I am sure Scott was referring to guys as representing all BP members of which many are women but we will all be considerate of your feelings and not use the word, "guys" when talking about real estate investing without clarifying we are including all the wonderful , creative, and intelligent women members of our forum, including those that are just passing by.

That fuse box might look scary to you and must "cost thousands" to replace but knowing I can get it switched it to a new one for $600 it barely registers as an expense on my list.Good luck and move forward in an intelligent manner, especially if you are using hard money.

When working with an intelligent financial entity they will understand, yes they will want to see the books and when you can show them the full accounting they ignore that last line as they know it is for the IRS and not them.
