some people just are not cut out for this business.. personality wise.. follow through wise  education and intelligence wise. etc...

I am sure Scott was referring to guys as representing all BP members of which many are women but we will all be considerate of your feelings and not use the word, "guys" when talking about real estate investing without clarifying we are including all the wonderful , creative, and intelligent women members of our forum, including those that are just passing by.

I will come into this with strength, intelligence, and intentionality.I made so many mistakes and would love to help others learn "the easy way", from my example.

As a flipper, let's not break down Cory too much, his topic means well and no one disagrees buy and hold is an intelligent strategy. 

During the last 9 years I have not always been successful in these areas nor in the great suburbs no one has but, always remember-"Failure is simply the opportunity to begin again, this time more intelligently"

That fuse box might look scary to you and must "cost thousands" to replace but knowing I can get it switched it to a new one for $600 it barely registers as an expense on my list.Good luck and move forward in an intelligent manner, especially if you are using hard money.

Of course later proving them wrong 10X over.If I was a Realtor and Derek approached me (showing me his capacity and intelligence/experience on the subject), I would run his CMAs w/o question at no charge.

When working with an intelligent financial entity they will understand, yes they will want to see the books and when you can show them the full accounting they ignore that last line as they know it is for the IRS and not them.
