I always look at the amount of the judgments and what they are for and how long ago the judgement was made.

Please be careful with that situation.Best thing to do is pay the bill, then after them after they are evicted, make sure to get a judgement.

Now as mention above, the State this foreclosed in is NY, so as a secured lien holder this state DOES allow you to do a deficiency judgement against the borrower for the amount owed on the property.

Before you do ANYTHING, find a local real estate attorney that has a lot of experience with trustee sales, lending, foreclosures, title, collections, judgements - basically every legal aspect of, well, everything related to RE.
