I cannot recall the last time I did a deal like that where I did not come out insisting on concessions from the seller.

But maybe there is something I have overlooked, would appreciate knowing the specific responsibilities of a PM so that I can compare.For me, I have been able to do the following without a PM,1) rent - auto deposit, so I do not need a PM2) emergency plumbing or electrical problems - tenants get immediate assistance from condo maintenance staff, it makes more sense for my tenants to contact the maintenance staff on site than to call me especially for emergencies.3) Repairs - I always insist that either my agent or my contractor does a walk through twice every year to make sure the apartment is in a reasonable condition and attend to any repairs.

That's because we're constantly under attack on this site while people insist on making the same expensive mistakes we teach people to avoid and, thus, help them prevent financial losses tens of times the cost of the education.Of course, sales do pay for the education - and properties!

Then follow your gut:  either you insist to the seller on them being out of the house before closing, or get the seller to  let title company hold escrow in amount of rent for the time it normally takes to evict a tenant in your area. 

I then insist on at least 10% down and take back a note at 10.9% for as short of a term as I can get away with and at the same time making it affordable to the buyer.

And they still insist on wet signatures (print/sign/scan). 

I'm more disappointed than anything else in the constant defense of what could have been a simple error, but such insistance simply indicates an agenda.

A friend of thought it was unusual that the lender insisted on an inspection.

Just keep insisting that it is not possible and that the CPA says these are against regulations to issue.
