I told him I wasn't a "girl" I was a successful real estate broker and investor who didn't do drama or ********, and that if I was bitchy and whiney he could call me out, and I would call him out if he was bitchy and whiney.

The drama still needs at least 18 months to catch up twith the trend.

Then:- Stop talking to the JV partner- Send a check to the BP good Samaritan that is willing to be your eyes and ears and implore them to secure the house, take full documentation pictures and video- Call a lawyerI know it sounds harsh, but you need to first let go of the investment.  

I know that may sound harsh but I believe it to be reality.

They are my #1 asset and more important than another house or apt bldg.I would be the one that thanks you for years of on-time rents, no drama and no damage.  

 @Jim  That's extremely fair criticism, I honestly expected to hear it more harshly and from more than one respondent.

Some of the responses are harsh, but they are eye opening.

But the harsh reality is that their bank account or their existing revenue streams do not match their ambitions. 

I particularly like this line out of the above article:- "The Bible has harsh words of condemnation for lenders who abuse those who are bound to them in debt, but it does not condemn the debtor".The point is, NO-ONE is perfect!

The drama in lower class areas is just not worth my time at this point.
