I'm not a wholesaler, mind you, but if someone asked me I could tell them what I'm looking for and I'd love to get first pickings and wouldn't be stingy about paying for first chance at genuine deals. 

Obviously there are always exceptions to the "rules," but the pieces you mentioned about drilling down a large asset list and having a clear process/consistent buying criteria definitely resonate with me.

@Edwin Solivan you'll get a lot out of the REIA meetings and you'll meet several good people there that genuinely want to help you succeed.

I like relationships that are harmonious and genuine in nature.

I think I'll make a genuinely low offer on the property and see if I can either write myself in some safety margin, or have room to wholesale the deal if I chicken out  :) Wish me luck!

I spoke to some reps there who I felt were genuinely well-meaning, but they only lasted a few months which I’m guessing is about the average tenure.

The real fun part is when a new user, purported to be genuine, pops up and their only 3 posts are basically promoting a site.  

Really resonated with me.
