Depending on your sample size, it might not take that many houses at the bottom or the top to skew some of these stats.

Higher permit/impact fees, soil samples, perc tests, engineering and God knows what else.

@Josh Thomas I have only a small sampling but of the 10 vacancies I have filled in the past 17 months, not one took longer to fill than 30 days.

I was planning on putting together a "company package", using this to introduce myself and my model, and then possibly a sample deal prior to even attempting to arrange financing.

I am looking for a sample templets possibly used in partnerships for any real estate transactions such as fix and flips and buy and holds. im looking for examples in each partners responsibilities.
