Dear BP Members,I am renovating my house with a completed demo, drywall on the walls and ceilings, and electrical wiring for the whole floor.  

I've also spoke to folks about building townhomes and selling or demo/rebuilding luxury spec homes in highly sought after areas in town.Also been interested in multi family, Grant Cardine style, buy well add value, hold/sell, etc.At this point have a decent amount of coin and potential partner but have confused myself on a strategy and what to pursue.One day I like the idea of cash flowing, sometimes I like exit strategies that development projects have.

Like Cleveland others not so much. there simply is not enough money in the budgets to mow the lawns and or demo the houses.. since the subsequent dirt that would be left over has zero value as the existing homes sell for less than replacement costs..

It goes to knowing your area & demo numbers. 

I toasted my hepa filter in my brand new A/C unit when demoing only a small portion of my kitchen which too me and my tile guy several hours.

The following are current projects - 4 SFR/MF rehabs in LA - One by 77 and Normadie, another one in Inglewood by Centinela Park,  a duplex located a few blocks from USC (demo will be done this Friday if you like to see it before I start), and one in South Gate, and lastly a SFR in Playa del Rey which happens to be my most expensive purchase to date.

I'd love to see RealStarter up and running and or a demo of the SaaS you will provide. 

His specialty is decks, masonry, demolition (he literally and single-handedly does the demo work of 3 men).

So, if you have 1 demo unit on a 100-unit property and 99 units are occupied, that 1 unit represents 1% physical vacancy,  correct?

I still want to put together a small team of laborers and some skilled carpenters because there will be stuff in both houses that i will want to do myself .. like demo and clean up and landscaping for the laborers and certain projects for skilled workers  .. the house in Inverness has a inground pool that has collapsed and i need to get someone to give me a idea on the cost to fix it or replace it .. all the pool companies i called won't give me a quote to fix ..only replace .. i am sure it can be fixed ..just got to find somebody that has experience on installing them ..
