I always do a criminal background and eviction check on the tenants before I buy to see who I'm getting.Good Luck,Mike

The title process is confusing and seems criminal from my Candian friends experience. 

At the apartment complex where I worked (Fort Collins, CO) we required a larger security deposit for non-citizens because it is more difficult to look at credit/eviction/criminal history.

I'm at a loss right now and feel like there is nothing I can do to stop all this criminal activity from occurring on the property.

Prior to acceptance run credit/ criminal background, get proof of income, check references and previous employment. 

What about Court Records...lots of traffic violations (no insurance, no license, expired tags)...misdemeanor or criminal?

Criminals need to be dealt with in creative ways.

I know for a couple of them I will need to call the employer and previous landlord but for a criminal, income, and credit check what do you all recommend doing?

All fees paid by applicant and you get all the info you need form credit scores to criminal and eviction history.

My experience is that lower priced rentals east of the river without a lot of amenities attract people with a lot of problems - low credit scores, collections, evictions/L&T court cases, serious criminal issues.
