Your attitude in this thread leaves little to be desired and reflects poorly on you.I fully agree with you that in sub2 and any other real estate transaction, there exists unscrupulous characters who belong in a 5X9 cell and not out on the streets taking advantage of the misinformed, unsuspecting, or ignorant.

:The only thing you should rely on a realtor for is sending you new listings and making sure they have the correct keys to open the doors to view these potential deals or deals you found yourself. lol and with that attitude I assure you you'll never work with one who's qualified to do more.

Insurance covered the liabilty, don't know about the damage to the property.And, since a garage is usually at the end of the dwelling, the end outside wall will most likely be load bearing, unless the rooff is cantilevered over the garage walls....Addressing liability issues with real estate is hard to do here since state laws vary and local attitudes and presidence of courts will be different from one area to another.

At the same time, I struggle with the thought that given how low interest rates are worldwide and central banks supporting the markets with their “whatever it takes attitude”, why can’t real estate continue this cycle for another 10yrs?

*Sigh* Based on what some of you are saying, I might have to sacrifice a few hundred dollars a month and trade it for the appreciation rather than focusing only on cash flow.I guess if I’m still in the positive at the end of the day, that’s still a win I can accept for now since I’m just starting out.When I gain more capital and experience, my attitude will definitely change and I’ll be able to get exactly what I want later.Just need to bide my time.
