thanks Elizabeth,I must disagree with you about usda being for first time home buyers only. 

However it looks like they only carry a few of the municipalities and not the one I'm looking for (Newark, Elizabeth).

You should consider going to a class by Sandra Edmond "The Queen of Tax Deeds".

When I take title to property, that includes beneficial interests in trust deed notes, I would vest as follows: John Doe and Mary Doe, Husband and Wife, as joint tenants, as to an undivided 50% interest; and William Smith and Elizabeth Smith, Husband and Wife, as joint tenants, as to an undivided 50% interest.
