As you said, real estate is the long game, "get rich slowly", and the role of wealth is to make our lives better.I'm financially conservative so take my advice in that context.Regarding the options you outlined, personally I'd pick waiting until I had the 20% down.

They are very wealthy financially but lack in other key areas of their lives.I would rather have 50 million 30 years from now in my 70's and have a balanced and fulfilled life in all phases then look back and say I have 100 million now but I overworked myself all of those years.So I have a plan and year over year want to reach higher goals but sometimes I say no to things to spend time with my family, exercise, and just get out into the fresh air and feel one with nature again.Balance is the key.
