If you attend you may find that the tenant is the one that tends to blab on and on about how they suffered but have little actual evidence to back this up. 

There are great areas in Indy, but we too are suffering from a hot market and margins are tighter and tighter.

That being said, if a deal comes along that you think is just amazing, and won't cause your more "focused" business practice suffer, in terms of time or money, then you should go for it by all means.

Do I want to create a legacy of wealth for my kids, do I want to start a passion business that would provide me income and joy every day for the rest of my life, is there a cause I want to help with like easing suffering or injustice in the lives of others, is there a skill I want to learn or type of person I want to become or a dream job to have ....?

If/when the market takes a turn, I'd place my bet on the smelly town suffering a worse fate that other small WNC towns.

I am super excited and can't wait for my first deal, I don't want to suffer analysis paralysis, and don't want to flub up right at the start.

The only time I see "selling to buy" as a viable strategy is if there is some degree of certainty that my sell property is going to suffer some type of economic set back, and my buy properties are going to return at least as much cash flow to me (including the recovery of sale costs and loss of cash flow from that asset) , appreciate at the same rate or above as the asset I sold and the by assets are NOT going to be exposed to the same degree of potential economic set back as the sell property.
