Once we have completed the rebuild of our forums this problem will no longer be an issue.Please be patient on this.

I'd say that's a pretty safe bet considering we're going to have to spend close to 50k to strip it down to the bones and rebuild it from the mainframe up to  and including the roof.

I am looking for an Insurance company that provides insurance based on the loan amount on the property and not their "replacement" cost  for a rebuild, which are 2-3 times the real world costs. 

Do you want to be on this forum in a few months or years down the road possibly writing posts about having to re-build a company that you lose because you didn't have asset protection?  

Can you rebuild a duplex (even though it may be grandfathered in), or must it be rebuilt in accordance of the R-1 zoning?

If it's what you say it is it sounds like a complete re-build. 

I know of a homeowner that pulled their permit as a contractor to rebuild their home, but this was for  their primary residence.

We would like to keep providing working folks with a place to raise a family or concentrate on rebuilding a career. 

Below is list (end of post) from my property manager 2 days ago to seek permission for completely rehab 2 bed 1 bath ~900 sqft unit including all floor, paint, new doors, rebuild kitchen, bath, appliance, etc. 

I do Complete Rehab, water fire, mold damage restoration, mold inspections, (re-builds) drywall, painting, post construction cleaning, carpet installtion and tearouts, new flooring, property management, I have 11 certifications, 2 are Master Certifications.
