Hmmm...drugs?  

The small local bank drug its feet in redoing my primary HELOC (75 days start to finish) which slowed the local purchase.With the Wells Fargo line of Credit costing 8.5% interest I did a balance transfer for about 90% of the balance to a credit card.  

In a worst case (be sure the read the "possible drug dealing tenant" thread where the owner incurred $6000 in legal fees fighting a bad tenant), your expenses can be much higher than the rent.So, applying that rule of thumb, the P&I payment must be 50% of the gross scheduled rent in order to be break even.

For my SFHs, I don't allow any illegal drug activity on their record within the past 5 years; 3 years for the low income applicants.I also check for any tendancy for the tenant to sue people.

Yeah I suppose I'll have to ask, I think I have some good evidence that they were living there, lots of letter, prescription drugs, kid's report cards with the address. 

.- You can require documentation (a prescription) from a licensed medical professional documenting the need for an ESA. 

You claim you didn't sell any drugs, you just sold a suitcase etc.......

Federal cases though they might have an article in the local paper stating 6 in drug bust joe from coventry ...but no list you can get.

My thinking is that we just keep gathering info and that even though this has drug out a few weeks longer than anticipated so far, that that time actually works in our favor as they are going to have this hassle with any other buyer as well?
