I also am coming in to fix and sell a rental and need some contractors to:fix one side of a fencereplace a few engineered hardwood pieces  (I have the pieces)paint the interiorremove, stain and replace some shutters (decorative, not active)restore the outside door handles on the front doorAnyone you've used who you like?

Worst of all the hard wood cherry cabinets in both the kitchen and bathroom have scratches and one cabinet door has been partially ripped from the hinge. 

But I'm not refinishing the hardwood floors.  

Leave that kitchen tile cracked, hole in the sheet rock and worn hard wood.  

There is hard wood under the current carpet and it would be cheaper to sand and stain than install new flooring but I worry about the durability aspect when we rent it out.

I'm looking to remodel a kitchen, refinish hardwood floors, and paint the interior.

Hardwood, MDF, Plywood, etc ?

OK... so I have found hardwood under my carpet in my current flip. 

When I was doing fix & flips in Seattle, hardwood was popular.

Goor roof, refinished hardwood floor on first floor, kitchen remodeled in last 5 yrs., the only thing it really needed was carpeting upstairs-not a big deal.
