Make sure you're not providing any tools, make sure you're not dictating hours he works, make sure he is allowed to sub-out his duties to others, make sure he does work for other investors, etc.  

It is not always the condition of the carpet or paint that dictate whether I replace or paint a house on a turnover. 

I can't speak to the pricing since different markets will dictate that but if they gave you a warranty, call them back out and consider monthly treatments for a few months at least if that is an option.

Where we will be considering investment opportunities in our village, that doesn't necessarily dictate where we invest.

I wouldn't even think about putting in an offer until you have that figure as its going to dictate how much you can truly spend on the purchase price.

Otherwise, if your intent was to stay there and you got an OO loan, but now circumstances dictate you move, you aren't going to have a problem.  

And even when I have that many doors, like Roy N said, I will be able to dictate better terms for myself, or it will probably be more cost efficient to hire someone to work solely with my properties.

The market dictates - the market is telling you as of Feb 2016 with what you are offering people are not seeing enough value in it.
