Nowhere does this take in to consideration the economic and demographic factors of the market and ROI you can get.

Ideally, demographics would be largely positive (growing population, job growth, etc.)My thoughts:I suspect that leaves us with central and north FL(Orlando, Jacksonville, etc.). 

Crime, demographics, job market, growing or contracting economy.

@Sarah Moore Some great advice here from @Chris Mason I'd also add that like any other asset the underlying demographics of the market these buildings are in can tell you a lot about the office demand as well. 

In my demographic, and fitting within my model and thus objectives, I research and find exploring existing relationships and having discussions with people in my network and the network of others.For example I started a flip and always talk with surrounding neighbors to let them know what we plan to do, build rapport, etc.

+Lastly, it might be worth drilling a little deeper into the skier demographics of the market.

Look at the demographics of job growth, housing starts, and population growth.

Our side of the street is definitely union square, and I have favorable inside knowledge about some of the residents and demographics of the neighborhood as a whole.
