This may be harder to get the bank/lender to agree to but is cleaner and less administratively burdensome.Distributing out the proceeds might have more than one landmine, and I don't like that option based on the limited information seen. 

While it's possible I could get away with calling this their 3rd cure (assuming they do), I think it would be cleaner if I count Jan as the first cure.

@Nathan Patterson - I've found that it is much cleaner to include the utilities in the rent.

Far cleaner than zillow or trulia, since it was designed from found up for mobile.

A little confusing and somewhat grey area, but we are not really talking about a lot of rehab costs, some cleaners and some paint.  

Brought cleaner, microcloths and care instructions for granite counter tops that the prior owner had (unfortunately) just installed.

The biggest trouble with managing it is the cleaners.

I also tell them not to use those dissolving cleaners that you drop in the toilet tank because it can damage parts.My leases also state what appliances are owned by the landlord.Mostly safety stuff I require after that such as no use of candles or space heaters.

The people I am ready to see get taken to the cleaners are the wholesalers that are greedy pigs.
