Wholesalers enter this area under misconceptions of it being the place to start, that is very wrong, the concept is easy to understand, the execution of doing a good job or attaining the goal, ethically and legally,  can be very difficult. 

I have attained one appointment from a seller through direct mail which ill be hopefully acquiring afterwards but until that time comes I've been wondering why not call homes directly.

So you are saying that the 2% rule is kinda hard to attain for rental properties in Livonia?

If sub2, assuming he went along with it, would've required $4,200 p/m rent to hit the BP 2% rule, and while that's a ball park and probably not attainable in an area like this, you'd still have to assume the mortgage payment would be about 1200 per month just principal and interest. 

So for all of you using this technique and having success attaining properties, by all means keep doing it!

There is no  magic bullet but all the education he provides is more than ample to make you successful as a wholetailer and/or wholesaler.
