Happy to hear all perspectives but please, some optimism and actionable advice beyond the conventional wisdom would be highly regarded and never forgotten :)

Real estate-related search terms are extremely competitive on the search engines, and search engine optimization (SEO) can take years to perfect. 

Even if it is sub-optimal, if it is what will get you started down the RE path that you want to be on, just rent it and then make a decision later.

As far as buying out of state, I'm a believer in investing in the market that optimizes your investment objectives regardless of where it is.

Although I may not have optimized my return (176K LP/1.4K Rent) I was able to learn a lot and have what I consider to be a safe first investment.  

Then if you can't refi, your stuck with less than optimal financing, but you're still free and clear after a couple years, or preferrably less.

That will give you a sense for the variation in rents and allow you to plan the next phase for optimal returns.If all of your units are pretty much the same, here's another trick: Try varying the renovation a bit (eg different colors, flooring, etc.).

It's also SEO optimized out of the box and gets you started on the right track to get top rank in google depending on your area.Realeflow is a CRM at it's core.

Hey BP,How important is it to have a website for motivated sellers and hire someone who specializes in SEO(search engine optimization) when you first start your direct marketing campaign?

I've been trying to search for various ways to optimize the NOI of the various apartment buildings in my company's portfolio outside of the obvious, no-**** variety (i.e. increasing rents, curing vacancy).
