Capture those leads immediately, be responsive, explain they are moving out and that you'll call them once the apartment is cleaned and ready to show.

We set our minimum to 30 days so we automatically capture anyone looking for longer term stays.

I know ArchAgent has the 800# and Text lead capture programs, which would be really nice to additions my marketing efforts, so I'm kind of leaning toward them, but I'm wanting to make sure that the quality of FSBOs and Expireds ArchAgent lists is just as good as the others.  

They have a website builder that's easy to use and has some "plug-n-play" lead capture pages you can add to your site.

Depending on the numbers, it might make sense to capture your gains and roll them into a larger property that gives you a better cash flow + ROI.I see that you posted a while ago, what route did you end up taking? 

In my expensive-ish market, my metric is capturing 4 yrs worth of avg SFH cf at the buy.  

It is relatively easy to use and as you scale, you will have no problem finding a cheap part-time bookkeeper who knows the program.With that being said, I advocate to my clients any approach that allows them to capture complete information in the manner that is most workable for them.  

It's best to capture your own leads because they will be fresh, and more easier to convert.
