I will say though if you're looking for someone to partner with it's more likely that you'd do so if you have the money to offer on the deal not vice versa since it's something tangible you can offer to an experienced investor.Regarding having a hard money lender come in mid-project that could be even more problematic though.

@Stephen Lyons Based on your comments it sounds like you are planning to manage the property yourself vice getting property management.

Yet, if I was Mexican, 1) I'd be proud of it and 2) I'd feel offended with a comment such as "Mexico is a hellhole of a country corrupted to its very core from dog catcher to the president himself".

So an investment that's great for one will be terrible to another and vice versa.
