People had them behind picture frames on the walls above beds, in alarm clocks next to beds, in the mattresses, and bed frames, he took off outlet covers so he could treat those areas, and down in the baseboard trim we took off that, to get behind.. we finally took up the carpet & pad, they were embedded in the wood carpet tack strips, we took that up .. so the bad unit was treated, and re treated,  and we didn't rerent that for 2 months.

They have refused on multiple occasions to replace the cabinets that were damaged, despite our repeated requests, and they just put some ugly, tacky pieces of floor trim/molding over them as a bandaid to hide the damage.

Provide proper notice according to the lease and perform a quarterly fire/safety inspection that includes smoke/CO2 alarms, furnace filters, cracked windows, missing screens, broken locks or electrical or plumbing fixtures, holes in drywall, water/smoke stains on ceiling, missing wood trim or handrails, loose flooring/carpeting, general cleanliness etc.

For example, let's say you were having an addition put in. 25% might be roughed in, 50% might be all electric, plumbing, mechanical, insulation in walls, 75% might be top finishes in place (drywall, trim, etc), 100% would be complete.

Ive done construction for years so new floors drywall trim and paint isnt an issue but how can i get an idea of the ARV and what are some major issues I should check for before purchasing other than cosmetics .

I have renovated many homes including work such as drywall, wall construction, stucco, drywall texture, wood and laminate floor installation, prefab cabinet installation, calking, trim, basic electrical light/fan/switch and utility installation, tile/grout, basic plumbing/sink/toilet installation, door framing, etc...I can post pics of my renovation work if that's necessary for assessment of my capabilities.

LOL - I think it's more likely that someone was jumping on the roof (there is no attic in this area), or a limb fell on it when the neighbor was trimming the trees.
